Realtor.com named this week, Sept 27 to Oct 3, the best week of 2026 to buy a house. To hopeful buyers who just watched rates tick above 7% for the first time in about a year, it feels like a mixed signal.
This week of the year typically yields more listings, lighter competition and prices down around 3.5% from their seasonal peak. On a median $416K home, that could mean pocketing $14K in potential savings.
But savings on the sticker price don't erase what's happening on the financing side. A jump from 6% to 7% on a $400K loan adds roughly $270 to the monthly payment, more than wiping out a chunk of that seasonal discount over time.
So which signal wins? Neither, really. They're both true at once: the market usually rewards patient buyers on price, but the Fed and bond market are taxing them on the loan.
Are you house hunting right now and feel the pull between a good deal on paper but the rate is giving you pause? I’d like to talk to you. Drop a comment or DM me; I’m looking to hear directly from buyers navigating this tension.
