Looking for interviews or responses - Seeking Facility/Property Managers to answer questions on evaluations and managing commercial cleaning vendors

I know surveys aren't allowed, my hope is this article helps commercial cleaning organizations a better framework for providing bids, ongoing client relations, etc. Feel free to remove if not allowed.
I'm writing an article and looking for FM/Property manager responses for some of the following questions (NOTE: NOT LOOKING FOR YOU TO ANSWER EVERY ONE, PICK A FEW YOU CAN REALLY SPEAK TO. SINCE THIS IS FOR AN ARTICLE, IDEALLY BASIC INFO - Name, Role, Org - but I could also refer to to responses as 'redditor \[username\]). Feel free to DM responses.
Info about you/what you support:
Portfolio size, site types, vendor count?
Last vendor you replaced: what set it off?
Last one you renewed without rebidding: what earned that?
Bids and SOWs:
How do vendors get on your bid list?
Do you want bidders to challenge your scope or answer it exactly?
Do you score on a matrix? Categories and weights?
What makes a staffing plan believable?
What pricing format makes comparison easiest (hourly, per building, total portfolio)?
What makes you suspicious of a low bid?
Ever picked the highest bidder? What justified it?
How should change orders, after-hours, and emergency rates be priced up front?
Where do vendors hide costs that surface later?
What post-submission follow-up help, and what annoys?
During the contract:
What does a good first 30 days look like? A bad one?
What do new vendors underestimate about your site?
How often should you hear from your account manager, and about what?
What are you finding out too late?
Has a vendor brought you bad news before you found it? How did that land?
Are QBRs worth the hour? Describe the worst one you've sat through.
If a QBR covered three things, what?
Which vendor metrics do you ignore? What number do you want that nobody gives you?
Ever used vendor data to justify a capital request?
How can a vendor make you look good to ownership?
Problems and retention:
Last time a vendor failed at something that mattered: what did they do first?
What separates a good root cause explanation from a bad one?
How many times can the same problem recur before it's terminal?
Tell me about a vendor who recovered from something serious.
When you escalate to their leadership, what response do you expect, how fast?
What triggers a rebid even when you're satisfied?
