Texas & Kansas Family Farm Landowners - Legacy & Income Decisions

I farmed and ranched with my family for ten years. Close to a thousand acres, most of it leased — so I know what it is to build a life on ground you don't own. Then real estate. Three years commercial in New Mexico, five in land, farm and ranch here in Texas. For the last few years I've been building something, and it's the reason I'm writing this book. It's a tool that shows a landowner their options. Not comparable sales. Not one number. Options — built from the land itself, and from the people who own it. Because those are two different questions, and almost nobody asks the second one. What your ground could do is a matter of soil, water, access, zoning, markets, and what's moving in your county. That part is analysis and I can do it. What your family should do is a matter of who you are, what you owe the person who left it to you, and what you want your grandchildren standing on. No appraisal has ever had a line for that. Your land may be your legacy. Or it may be the thing that pays you an income while somebody else — someone who could never afford to buy in — begins their story on it. Both are honorable.
